How much does it cost?
Membership is simple. There is one annual administrative fee to affiliate with Referrals by BPRE, LLC. Your state will also require license renewal fees and any continuing education (CE) costs as required by DPOR. There are no MLS fees, no board dues, and no E&O insurance costs when you are affiliated as a referral-only agent.
How do I join?
Complete our short online application and let us know your license status:

We'll provide the paperwork you need to affiliate with Referrals by BPRE, LLC and get you started right away.
How much do I earn?
Referral income depends on the referral fee agreed to and the split outlined in your Independent Contractor Agreement. Standard referral fees in the industry range between 25–35% of the gross commission, though they can be higher or lower depending on the arrangement. After the fee is received by Referrals by BPRE, LLC, your portion is disbursed to you within 7 business days.
Do I still need continuing education?
Yes. Even though you are not an active sales agent, your license is active. All Virginia licensees must complete continuing education and renewals as required by DPOR.
Can I earn on my own transaction (when I buy or sell my own home)?
Yes! If you are buying or selling your own home, you can structure the deal as a referral and receive a referral fee—just like you would for any other client.
Can I refer commercial deals?
Yes. In addition to residential referrals, we accept commercial referrals and will ensure they are placed with experienced commercial agents.
What about rentals?
Yes, if the receiving agent is willing to pay a referral fee. Some agents will, while others may not due to smaller commissions. However, placing a rental referral often builds goodwill and leads to future buyer or seller opportunities.
Can I advertise that I'm affiliated?
You may identify yourself as affiliated with Referrals by BPRE, LLC in compliance with Virginia DPOR advertising rules. All marketing must include the brokerage name, and any promotions should be reviewed for compliance. We can provide guidance and templates to make this easy.
Do I need MLS or board membership?
No. This is a referral-only affiliation—no MLS or association dues are required.
Can I take listings or work with buyers directly?
Not under this referral-only affiliation. Your role is to refer, not to list, show, advertise, or negotiate.
